I knew the owners were elderly and could not find an email, or cell phone number for them and got no answer or machine on their land line.

You answered your own question: people are depressed because everyone has a computer in their pocket.When I take the my dog to the park I purposely leave my cell phone at home and just enjoy some quiet time.

If you receive a call to your cell at an inconvenient time let them know you’ll need to return and then document well when you do.

For instance, if you have a published cell phone number that is on 12 hours each day where potential buyers can call you would most likely be considered principally engaged in the business.

THe calls are forwarded to my cell phone and I can then move them in or assist them via remote log in to my office computer.

You have options of getting just numbers that are scrubbed against the Do-Not-Call (DNC) list, getting all numbers with a DNC flag, land lines and/or cell phones.Be sure to learn about the DNC regulations.

If you want the best coverage in case something happens, call an independent agent and tell them you want a policy with Chubb...then be prepared to write a big fat check for that premium.As Dave Ramsey used to say, drive into any major city in the US and look at the names on the largest buildings downtown...usually either an insurance company or a bank, or both.
