I am self-employed making approx 35k a year and I have a great lender, I currently house hack a duplex, with 35k a year income and 400 a month in child support income, I can have up to $1426.16 a month in debt and be within the 43% DTI limit, the duplex I live in, the mortgage is in my husbands name with his income, and he can only have 1 mortgage with his income.

A student loan account that has 10 different loans showing separately on my report that I got a 60day about 4 or 5 years ago that makes it look like I got a 60d on that many accounts..As well as a old child support case that shows up twice now because it was converted to a court ordered case instead of the agency..of course I am current with a good year history but the old case still shows up and no matter what we do it wont come off..

You will also find divorced parents, maybe the single mom who doesnt want to deal with repairs, or the dad who doesnt want to buy a house in case they work things out or doesnt know how much child support will go up over the years.I make my ads super strict and this weeds out a lot of junkies.
