I usually burn through them at 2x speed, but I'll back up and slow them down for something that sounds particularly enlightening.

I've actually been trying to enlighten all my soldiers on the simple house hack of buying a duplex with their VA loan and then have a property manager because lord knows they won't have the time to focus on the day to day. 

I have only been searching through the forums for a couple of days now and it has been extremely enlightening.  

To install solar panels and a geothermal heat pump in the Boston area might cost about $100K retail, which seems like a non-starter UNLESS incorporating these into a mortgage made financial sense for the buyer, and...appraisers factored this into the appraisal valueSo in other words, if the additional amount on a 30 year mortgage were offset by energy savings & programs, AND the buyer was able to live carbon-free, it seems that this might attract a savvy and enlightened buyer.

You are off to a great start and being enlightened and mature enough to already be thinking about investing is a fantastic achievement.

I can make some post that I did not think was all that enlightening and the next thing I know I have 20 votes.then I can make one that I think is really valuable but might be a little more technical or not really related to what most folks on this site talk about with is rentals and nothing.. :)
