I would rather wait for family to ask then be talking about it all the time like a new MLM thing I'm selling or something.  

Has anyone looked into the laws to see if you can push the payment date ahead...i.e. today you ask for rent on the 1st for the next month...why not ask for the rent 3 months in advance for new tenants and make them pay extra the first 3 mlm months to spread the go forward.

Most big box stores sell similar products (not as good), find a distributor to buy from.

A local distributor should have parts to fix just about anything and if not they can have them delivered overnight.
