The reason being, I'm not skilled in stocks, investing and bonds and other "secure" instruments is not something I'm familiar with so i wouldn't want to venture into it.  

To this end, I have started listening to the BiggerPockets podcast, which has been instrumental in my educational journey.

@D'Andre, if you do decide to make the leap into buying a rental property, there are a number of resources out there that can make managing your rental process super easy (no need to hire property managers when there are platforms that help to automate the rental process for you by offering the tools to list, screen tenants, create + sign digital leases, collect rent online and manage maintenance requests).

(b) What class of property and tenant it is as lessor condition means more inputs(c) The "SYSTEM", or even just the existence of one, and a persons individual skills to automate effectively.  

Under 40.i would buy into money market instruments then later (several years) when the rates normalize and liquidity improve, i would switch to buy and hold single family houses in ideal areas.

My wife has been instrumental in 100+ deals, (30+years), runs ALL the banking, accounting & TAX prep for the CPA, designs the rehabs & some were extensive (in a hopeless effort to keep me under budget).

I'm curious about your thoughts on using AI to fully automate maintenance requests, including renter requests, troubleshooting, and appointment scheduling, while providing personalized communication to residents.Would you consider trying such a solution?

Now this was pretty painless for me. they did a back ground check and I had to give them the names of all my LLC's and they checked public records in all 50 states ( automated program probably have a fatco product)  to prove that I have the 200 flips in last 36 months or whatever it was to get their lowest rate.. ...

More modern systems support (i) storage of video stream in the cloud with some minimal automated analysis, and/or (ii) remote access of a video livestream, but someone needs to sit and watch for activity.
