The liens that remain after the auction (which you can buy from the counties all year) have a very high likelyhood to be on worthless land, so it takes even more time to sort through these.- your first problem will be getting the tax liens: when bidding at auction, the interest rate routinely gets bid down to 10% or less, so it's actually very hard to get 16% liens.

Is there some sort of conflict of interest or some law that says license Real Estate agents can wholesale deals? 

Is this possible with this sort of business structure?

The founder of the site, Joshua Dorkin was actually motivated to create this site because he wanted to create an alternative to the sites out there that were mostly run by gurus or people pushing expensive courses. 

In these areas where lots of houses seem to be selling themselves, having something unique but easy to explain to potential clients that could help them land more listings could be more motivating.

Most of the time, if they are not motivated, they will tell you straight out, right then and there.

Is there a framework in place to start doing this, or are the specifics held within a paywall of sorts (book, premium membership)?

That's what has motivated me to start taking further steps in the business.
