I'm interested in doing more of a BRRRR type deal as conventional is difficult to repeat and scale, but I'm happy to have my foot in the door. 

I believe generally the consideration would be love and affection since I also believe all conveyances require consideration to be valid.

At that point you are not trying to make yourself whole, you are trying to affect the tenants future and reputation (not that they wouldn't deserve it on some level but).
