I wish I had started going after listings sooner instead of working with only buyers  - Also - as someone else mentioned , I wish I had started with a larger brokerage that had more intense training programs or at least had found a mentor to work with earlier

But if you wish to stick with this buyer you could offer to owner finance the $50k difference.

For retail buyers I don't think I've ever gone over an hour.How in the world did you go 3 hours?? 

I had an inspector tell a buyer if you have an issue with termites (which was in the house) then you can not buy in this area since it is a common problem, not major, in the area. 

I've had 2 properties under contract but No Serious Buyers!
