Considering there aren’t any great deals on the MLS and we need a place to live I have a couple options 1.Rent a place in Eugene and look for a great deal via yellow letters, networking, “drive for dollars”, etc.

For enforcement, drive through the parking lot or have someone drive through the parking lot a couple times a day or randomly and have anyone towed at owners expense that is not permitted.

I like out-of-state because the prices are way better, the cash flow is much higher (it doesn't even exist in SoCal), and I actually like not being able to see my properties or be tempted to drive by them all the time.
