The guy regularly gets expensive and lavish treatment from people wanting to convince him to invest in their projects.  

@Rob Rawls  Valdosta is really not that small of a town...I lived in Tallahassee for 10-years and traveled through Valdosta routinely.

But are refinancing after they have it fixed and rented, but these properties already have all of this in place.So I see value in buying a property like this if the numbers work but would be with regular financing.

I wouldn't want to go farther than Stockton/Modesto on a regular basis.

There are so many RM foreclosures these day because, just like regular mortgages, many borrowed when values were higher than they are today.
