A partner has a condo make 100 a month, 1st month needed HVAC unit, $3500, dryer has went out , Small electrical issues have shown up, SO far the condo has never made a dollar.

During the great recession, rents didn't dip (although they stopped increasing for a couple years)- I've had tenants move in from other states, including Utah (for education), Arizona (electrician), Texas (spacex engineer), Missouri (pursue a dream of doing makeup/hair in hollywood, which she succeeded in), although most are moving locally in state.

It's like splitting hairs, they are all very similar.That said, what you buy in said market is where you will see your biggest swings in ownership experience.

Each building had 6 units with 30 tenants and an elevator. the community had a pool, gated, events, hair salon/barber and a bus that took them shopping and dr visits.

It was actually under a metal catchpan that the washer and dryer sat in.  

Washer and dryers now of days for cheap, run the price to the sky.

We played with the idea of a Laundry vending for soaps and dryer sheets.
