It's important to have some sort of lead capture system. 

I'd love to connect with some BP members that have already walked the path of long-distance real estate investing and talk through how they chose their market and how they set up systems that lead to their success. 

I would proactively tackle small tasks that could lead to bigger costs down the road such as checking traps, filters, small leaks, ect.

It normally leads to them taking on more risk than they should have or a large BRRR project that they didn't understand. 

On the flip side if you enjoy your job and are good at it, you will create a nice flow which will lead to you managing your real estate more efficiently.

In order to turn it into a duplex, we had to :-move multiple walls-block the main hallway leading to the other end of the house.

I immediately knew this was what I wanted to do for the next 5-10 years and now 9 years later, I am an Associate Director at a Tribeca based Ad Agency and lead a team of five individuals.

Missed out on2 properties due to lendors leading me to believe.  

I have had a couple of great leads and even one appointment but I'm not sure how to go about dealing with a seller whom is requesting 45k interest money for instance nor do I know what my contract would need to say specifically in such an instance.

@Ray Danishyar After watching hours of youtube videos, I have a few ideas and did purchase some programs to help me generate leads, repair cost, deal analysis and so on.
