I have been searching trulia, zillow, and realtor.com for a few months now looking for a multi-family house that I can live in and rent out for my first investment property.

But I’m keeping positive, it sounds like it is likely that I can lock in the rate and receive some sort of adjustment if / when my credit FICO score improves prior to drawdown date.

That has not worked and I've lost out on a few homes I was very interested in because the agent either didn't get back to me in time, or didn't know the area well to offer solid advice, or didn't want to put in much of an effort other than to send my some automated search result (which I often had already). 

Unfortunately me not being from MA makes this search even more difficult but I guess i'll be giving the city a nice drive as I did for worcester!

We combined have good incomes but I'm concerned my LLCs will make them think we're too risky (I own 33-55% of four houses and my own house with a renter in my home, all are doing well financially but I ran into this problem of really having to search with getting my own mortgage because they looked at only my percentage of income but all the debt as risk). 

Other than an annual increase, I don’t believe they can be increased significantly without significant capital investment to improve the units. 4.

The MLS reports I have from Richmond do not have the tax amounts on them, and a cursory web search has not yielded anything, either.I apologize for my ignorance, but how do taxes work in VA?  

Those will cash flow nicely, but there isn't as much on the equity capture, so it's a mixed bag depending on your goals.An alternative in the meantime is to look into being a passive investor on other larger properties that have lead investors and watch how they run the syndication and their plan to improve the property.
