All of my previous properties I have either used a Bank mortgage or I have simply bank rolled myself.Currently, I am in a position that I have an opportunity to purchase and flip two possibly three houses.

I [almost] never offer a land contract or seller financing because, in the event of a default, the seller will have to foreclose in our State vs. with an option, I can simply evict just like a rental.I have done a few low end contracts recently, however, with 40%-50% down [which usually covers the initial investment].

@Jason VandermarkI would post a 24hr notice on the door then enter the next day, take pics and maybe depending on what you observe make a police report for abandonment and change the locks to cover yourself.

If you suspect mismanagement of funds, cut those past accounts off and keep all records.The next thing to do is to enter a statement in the Treasurer's report which is to be made part of the Minutes of Meetings as to the requirement for an audit or that, in your official duties you require an audit.

Property management on the residential side is very tough to make any substantial money with.I know friends who have hundreds of properties they manage with employees and they eek out 60k a year after costs.Hopefully you can build a better mouse trap but I have seen many on this forum over the years try to same thing.The costs are simply the costs.

Not a big difference but I do have some equity to free up that can be used towards a future down payment.My biggest issue is that I have great credit and would be more concerned about the potential negative effect of a credit inquiry, and might be better served simply using the good credit (as is with no further inquiries) in order to borrow a bit more (instead of a refi for extra down payment money).
