I used to be very against buying out of state with technology these days, I think it can work.

I see a lot of switching these days and indecisiveness on what asset to do - residential, commercial, running a day to day business, construction, development.

Seems they are under contract within a few days and if not it’s because they are setting a day for final and best.

At the end of the day, when I gear up to buy a property, I look at basically everything that has sold in the nearby area, I look at a lot of comparable rentals, I make a qualitative assessment of the condition and location of the property against everything else, and I peg a value on it.
