Maybe, it's another loan product (Cash Out Refi),, or it might be the last minute closing surprise - we just found out we can't do this type of loan in Texas!

@Ricardo Cristobal A long time realtor in Charlotte told me last week that there are signs that the market could be turning downward.

We lived in the unit for a little over 2 years and moved out last September. 

I have seen a ton of new (hate to say it) "wannabe" investors overspend in our area over the last few years.

I just realized that 1031 exchange is my only real option, as I already had a primary residence exclusion within the last two years when I go to sell this house. 

That said we might look at 6 deals a week, and have only purchased 2 over the last 2 years.  

In our 3 properties, we typically run a less than 5% vacancy, actually its less than 2%, but I always take 5% of the monthly rent for that emergency fund in case I run an eviction that lasts several months. 

She visited NYC for a few days last week but no luck and now her search is online since she is back in the City by the Bay.

One question that I have as I find myself listening to a great 5 year old podcast for education purposes is "have things changed significantly over the last 5 years" to make this research obsolete?
