I sometimes find myself chuckling over a home made contract, because I can tell how it reflects one bad experience the landlord had in the past and they are now trying to avoid future pain they have suffered in the past. 

I don't have much money in saving .I found a rare duplex/mother in law suite in my area 3 blocks away from my current residence.

Considering combining the half bath (guest bath) with the Master bath since they share the same wall and because Master bath is painfully small.  

Spend a lot of time walking up and down blocks till your familiar with the types of houses, prices and of course the problem areas of the city.

The price for a turn key one in SWFL is $305k which is about the same for the turn key concrete block homes.

We are thinking about purchasing a commercial property which is part of a large building (similar to townhouses and rowhouses on a block).

Did I mention the property is 1 block from a College campus?

@Christian Barroso I’m sure some college kids can be a pain to rent to, but Stony Brook is definitely not a party school which is good. 

Obviously that and the appraisal still need to go smoothly so I'm trying to keep my excitement in check for now.And to top it all off, I have a 3rd interview with a company tomorrow whose office is less than a block from this house, totally unplanned.

The fresh pain could be covering large cracks in the walls.
