@David M.I would strongly suggest taking some random listing or even the home you live in, and calculate the figures for what it would cost to remodel it like you plan to do for your flips.What I mean is calculate the square footage and go down to home depot and actually run the numbers on how much paint you'd need, flooring, cabinetry, etc.

The realtor's communication with this tenant does not seem to be helping. 2) If she actually moved in, it is 95% likely she may have additional tenant protections due to her age and medical condition.

I feel bad for the actual owner because I doubt they even know.

After a few strike outs, I've finally found a realtor who is young, but already working with other investors, really responsive, and actually has a passion for real estate. 

I actually think the owner may be a mortgage broker by occupation, but that is unrelated to his ownership in the property, as I believe he purchased the home from his mother for $1 15 years ago prior to her death. 

I do not think it is realistic to think that you can ask the tenants to put out their boyfriends and they will actually comply.

If you get through due diligence and are actually going to close, you can setup the LLC closer to closing and assign the PSA.

I actually had a meeting with a representative of my broker this morning and there are a lot of rules to be careful of when being an agent and doing wholesale.
