Another thing that came to mind was climate change - who’s to say things won’t get a lot worse in the future.

Hello everyone, it's been a bit since I last asked for help on here but we are finishing up renovating the 2nd unit on a duplex, which will also be the unit we live in for the foreseeable future.  

If you’re married, don’t put your spouse on title or the loan so that they can also use a first time buyer loan in the future! 

Maybe in the future I’ll have them preemptively buy a window unit for just this case.

The only way that I would do it is if I were planning to build a series of 4 plexes on a large plot of land resulting in 32 units or more in the future.

What I assume you are trying to get at is that you have a person who you want to invest with who has judgement against them or other reasons which may concern future liens on your property.... 

Set the expectations upfront and, as Jeff mentioned above, have them clearly laid out in the docs to minimize the potential for conflict in the future.
