@Adam Fansler we found one that we signed a contract with for the 3 homes we bought, we are in the process of renovating the first one so we'll see how we like them, thanks for the additional recommendation.

Do I just get the purchase and sale agreement signed there at that time then move forward with finding a buyer?

@Ned Carey has a couple good blog posts on his experience with receivership but I was unable to determine the outcome of his efforts.This is an assignment deal and I haven't yet signed the assignment agreement.

But that's the business you chose, so until different loan programs come out, that's as good as it gets.Now, because you have transferred 1 or more properties to the SUB S and even if you were required to sign on the loan as a guarantor, they wont count in Fannie Ma's 10 financed property rule, because they are commercial loans and they are in the name of the entity.

□Do you have initial inventory checklists signed by the tenant?

Just as a minor rule (and of course please check with your local laws and how it applies in this case).Everytime, i run into an issue with a tenant (regardless if it is minor or major one), i try to add a clause for it in the lease; so it it then mentionned in the lease they sign next time.I hope this tip helps some folks here.Best,Taoufik
