I keep a document describing how I arrived at the basis, the value of the land, for timber I have a forester give me a basis letter.  

It's different than a builder who incorporates and develops a land and sell the houses afterward with a Warranty Deed.

So my priorities are:No yard needed & won't have time for the maintenance, so this probably pushes me toward townhouse/condo2-3 Bedrooms for when wife and kids do visitEither in nice shape, or re-habbable to be in nice shapeCloser to Great Northern Mall the better - I'll be in town each week only to work - and not to do anything else.

I don't have a ton of specifics about the deal at the moment but I do know that the seller is entertaining selling all of the properties including the land they sit on for $250k.

I’m having trouble finding 2-4 units in the North side in our budget that don’t need much work.There are a lot of homes for sale in the South side that are in our budget and look to be in decent shape.

Leaning towards investing in raw land, but still looking at all possibilities.

You turn a couple of those, and your in good shape. 

Also both units are in fairly good shape with long term tenants in each unit who seem to care for the units.

The comparable homes in the area that you are using, or on lots with land where people will have their own property and not be bothered by neighbors and specifically not be bothered by mobile home park neighbors.
