Set them up so they are easy to turn over -- Allure floors, standard washable semi gloss paint, month to month rental agreements so it is easy to get rid of non-payers (if that is true in your area), and clear instructions to tenants on what they need to do to get SD returned. 

Any title co can follow your instructions.  

In the past i have partnered with a some fellow entrepreneurs(plumber and salon to lower cost, and increase reach) to do door hangers.  

Monthly rent is $3700.By the end of the day as I was calling the tenants to to introduce myself and give out instructions as to the rent payment.

If there is money left over, I would contact the girl and ask her for instructions.

I certainly don't want to discriminate against entrepreneurs, but I would feel more comfortable if at least one of them a more reliable source of income.Is this a valid concern?

I’m an American millennial entrepreneur who is interested in buying a small rental income property somewhere on the southern coast.

I'm a busy entrepreneur and don't have a lot of time to look at properties, nor do I particularly enjoy the process of house hunting. 

I think I might skip college to be a realtor or work in real estate as a gate way to become an investor and entrepreneur (I want to open a gym chain someday).
