I rarely collected any late fees.Some of my tenants relied on financial aid, and if their FA was delayed, I'd just get them to get a letter from their FA office, or have them email me to tell me that it was in fact delayed, and when it was expected.  

You can not only lose the entire deposit, regardless of any justified deductions or rent that was due, but you can end up having to pay them twice or three times the deposit plus court costs, depending on the jurisdiction.The tenant doesn't even have to be savvy - they can just go to free legal aid for help ...

Whats nice is that there are NO balconies so people arent outside on the balcony talking loudly on their cell phones.

I ended my contract with AT&T cell phone and internet and uverse.

It looks like Erwin is a small town and might not have a legal aid office but you need legal help. 

He and I get to talking and we end up exchanging cell phone numbers.  

I mean after all, if you don't pay your cell phone bill on time, you get cut off or pay a fee, right?  

Good Screening is the an aid to good tenants - but certainly NOT FOOLPROOF! 

I know that I will have to hire eviction lawyer and eventually they will win because of they are poor, they will have legal-aid.  

Because I cannot single them out I had to do it everywhere so this costs me over $2,000.00 for equipment and installation.I talked with them again and I told them what my cameras have captured and gave them a 60 days notice to leave (breaking 12 months lease).I did talk to the local police department and I was told that unless I see them exchanging drugs for money there is nothing they can do and suggested I call them next time I see something happening so they can catch them in the act.The day I served them with the 60 days notice they told me that I cannot prevent them from doing their innocent internet business of selling cell phone batteries especially if it does not bother anyone.
