Since I'm technically borrowing 100% of the purchase price by taking the down payment from the HELOC (rather than the 75% loan against the subject property) I guess I could indicate 0% downpayment and create some sort of blended rate that represents the new 1st mortgage against the rental property and HELOC payment.

As a newbie, I’m looking to understand the best way to go about house hacking and then move onto the next property and create a consistent cash flow.

You can pay by the hour or I have actually created a schedule of rates before where they are paid a flat fee for certain activities.

Unfortunately hindsight is 20/20  however I decided to do something about it  my first step was to create my own business about four years ago on HR outsourcing and consulting  which increase my income pretty well, however scaling it up has been a challenge, Specifically after I got hooked on real estate.

We did not create a lease and our only reference is an addendum on the sales contract for the house.
