The only way that I would do it is if I were planning to build a series of 4 plexes on a large plot of land resulting in 32 units or more in the future.

What I assume you are trying to get at is that you have a person who you want to invest with who has judgement against them or other reasons which may concern future liens on your property.... 

Set the expectations upfront and, as Jeff mentioned above, have them clearly laid out in the docs to minimize the potential for conflict in the future.  

I'm looking to add a property maintenance division to my business in the future and am seeking any advice from other fellow property management/maintenance companies.

The seller wasn't willing to negotiate that, so sometime in the future, maybe 5 or 15 years from now it was going to cost us money to fix.
