More parts of the package are the seller's bank statements, tax returns, hardship letter, income/expense declaration, budget worksheet, fully executed purchase and sale agreement (From you and the seller), possible proof of funds, etc..

Time is money, and there are paid coaching programs out there if that suits your learning style.I did a paid coaching many years ago, and was very helpful but nothing there can't be found in podcasts, reading here, and books.set up short term goals and go out and execute!

My other suggestion would be for you to act as a bird dog for another, more experienced wholesaler or investor and let them pay you for leads like this since someone with experience would know what the next steps are, and could quickly execute them to try to negotiate a deal.
