You need to call the assessors office and building and permits to dig for info.If the 3 plex is grandfathered in or was never allowed to begin with then you can't buy based on the seller shown cash flow model because if you will not be allowed to do that you will not make that gross income for rents.You need to see if it is even allowed and then if it was remodeled is it up to code and permitted??

I would consider asking the seller to remove the tank and get a "no further action" certificate from the State Environmental office (that's what it's called here in NC - not sure if it is the same in NJ but pretty certain there is an equivalent.

I have a Chase Ink card that gives me 3% cash back at home improvement stores (plus gas stations, restaurants, and office supply stores).....unfortunately I was just looking at their site and the new Ink cards have different categories than mine.
