As part of my diligence I requested the credit checks, background checks, and rental applications from the current landlord. 

I couldn't quite figure out whether or not utilities like electricity and water/sewage should be paid by Landlord or tenant, so I assumed the tenant would pay and moved on.I look forward to everyone's feedback!

If the state landlord tenant regulations do not specify details regarding the late fee then the lease prevails.

Your responsibility as a landlord is to be judgemental.

Not surprisingly vacancy rates are more dependant on the landlord/PM than the market.

I purchased my first property (3-family in the Merrimack Valley in Massachusetts) around 6 months ago, and am currently living in one of the units and gaining experience as a landlord while renting out the other two.

Also, I expect to have some additional unpaid utility bills that I have to cover (the city of Toledo OH is extremely landlord unfriendly), like I had to do when the previous tenant moved out.
