I don't don't deals in your area, but just wanted to encourage you to get connected with local investors at REIAs (check meetup.com) and post what type of properties or REI strategy you're looking at.

I need the positive energy and encouragement.

I'm still trying to acquire my first rental property, but this is definitely encouraging and gives me renewed hope that I'll find my first deal soon.

I would encourage you to better know your market and level of finish work to use on your projects first.  

I would encourage the move-out unless they want to pay the true costs of renting the unit (FMV+whatever - utilities, etc).
