@Mike Nuss  when I had rentals in the PDX market I used an eviction service that was flat fee. like 600 to 750 bucks. worth every dime. never lost.I wonder if they are still up and running and if not with this new law seems like that would be a great niche product to offer the public.. much cheaper than your average attorney having to bill you by the hour..

But only one is really an option with an investor with less than $100k, which is to essentially buy products that are inherently leveraged, for example ETFs that are triple leveraged actually cost you nothing  beyond initial investment in hard money, but the returns are 3x leveraged because the ETF leverages your cash for you.
