A lot of investors get caught up in the “Repeat” part of BRRRR and rush into the next deal before the first one has stabilized.Your point about speed being overrated is spot-on.

It’s creating some tough situations where partnership terms feel more like takeovers than collaboration.

Theysaid that our 2 year old roof needs replacing, our one year old HVACis improperly installed, and that our perfectly working septic systemalso needed to be replaced along with lots of other newer items.I guess they wanted to knock the price down $50,000 or maybe a lotmore. ....

I actually went a completely different route.. moving away from active flips and focusing more on passive, long-term investments.

I've done a lot of different stuff in real estate from ground up development to rental stabilizations to a few hundred flips and wholesales, but some of my biggest wins are seeing other people succeed.

However, I'm also very tempted to pay off my LTR and own it outright for the peace of mind, and that would in turn make most of the rent income net profits.On the other hand i read you're better off paying off your primary residence.

You have a lot to choose from Indiana and Ohio are coming in strong with Florida and New England offering huge ARV potentials.

If you had access to another lender or partner ready to fund, how much more could you scale in 2025?
