Just scroll to the bottom of your listing link and you can see 4 places that are quite a bit nicer for under $1500.You are offering small 900sqft with an original kitchen, only ONE bathroom that is dated and has no counter space, an interior that is a mix of finishes and colors, tile ceiling, super basic light fixtures, no garage and a totally overgrown yard - all of that screams total neglect.

Regarding amenities, focusing on affordability is smart, but even small touches like well-maintained landscaping and curb appeal, modern or fresh paint colors, energy-efficient LED lighting, updated cabinet hardware, ceiling fans, good window treatments, and ample storage solutions all stand out and can help fill units faster and improve tenant satisfaction.

The overruns weren't caused by the Land Bank or thir requirements, they were due to inevitable surprises when you do major renovations.Rcommend NOT focusing on Land Bank properties, instead look at everything on the market and buy the best BRRR property you can find.One last thing, many of the Land Bank properties are in Class D Neighborhoods:( VERY difficult to make these work as rentals or flip.If you'd like to chat more, DM us and check out the Interactive Map of Metro Detroit with color-coded Classes on our website - to make better decisions:)

@Craig Cann I haven't used the Home Decorators brand, so I can't really comment on it.The flooring specialist at Home Depot told me years ago that Lifeproof is solid PVC with the color blended in throughout.

A cosmetic rehab—new kitchen, flooring, bathroom, recessed lighting, and minor plumbing/electrical—costs me close to $30–35k for a 2-bed/1-bath apartment, and that’s considered cheap for many!
