Starting small, analyzing each opportunity carefully, and gradually scaling across multiple markets, like you’re doing with central PA and Jacksonville, is the best way to gain experience and build confidence while managing risk.

I also am in the process of receiving my PA license. 

@Kenneth Garrett according to the PA code, if there is a window within 10 feet of a fire escape, that is changed i.e. removing the frame then it needs to be replaced with a fire rated window assembly.

I'd love to see this info, for my corner of PA; up here in North Eastern PA 👍 I'm new ~ How do I farm that data ?

Pennsylvania can definitely work for rentals, and if you can start with a house hack (living in part of the property while renting out the rest), that’s a great way to get your foot in the door.
