Hello, In the effort of assess protection and stay off of personal names when renting out our homes. 

Also, renting does not interest me at this time.How do you go about finding potential buyers and qualified at that? 

Has the seller agreed to this?

If you buy a reasonably priced home and pair it with affordable land, the rent can often cover the mortgage, taxes, and overhead, but the numbers have to be modeled carefully.

I love parks and duplexes both and wouldn't do this deal unless the park was close to you and you could convert some of those POH to TOH at rents close to what they're getting now.What are the market lot rents where you are?

I own homes in SW Florida and rents dropped a lot- I lost a few tenats because I didn't offer them lower rental rates.

No I would not rent to someone with that many prior evictions even if they offered to pay double

So I will need at least 1 month-s rent to cover it.

My advice is be careful to what podcasts you listen to and $40K is enough to buy a solid investment rental.
