Craig Cann Reliable Data Collection
10 September 2025 | 4 replies
We built this database by systematically collecting and saving information every day as we reviewed potential properties. This process has given us valuable insights into what our target demographic—families with elementary school children earning $60,000 to $85,000 a year—looks for in a rental home. Here are a few things we’ve learned from our data (for the Las Vegas market):Families in this segment prefer single-family homes. They won’t rent homes on lots smaller than 3,000 square feet.Driveways need to be at least as long as a standard car plus about a meter to the sidewalk.
Melanie Baldridge Bonus depreciation is just a special part of the US tax code.
29 August 2025 | 1 reply
It allows you to take accelerated depreciation on portions of your property depending on when an asset is put into service. At the time of this writing, you can write off a huge portion (100% now in 2025) of many qualified components that have a useful lifespan of 15 years or less. That means a certain percentage of things like landscaping, sidewalks, latches, appliances, fences, certain flooring, etc is depreciable in year 1.The bonus depreciation rate percentage changes yearly depending on the administration and the tax code. For years 2015 through 2017 first-year depreciation for all the items on a 15-year schedule or less was set to 50%.It was scheduled to go down to 40% in 2018 and 30% in 2019 and then 0% in 2020.But then Trump got elected, and he enacted the Tax Cuts and Jobs Act.That moved the bonus depreciation percentage to 100% from 2017 to 2022.In 2024 it went down to 60%.
Jeremiah Dye Panama City Beach STR occupancy restrictions, wrong?
3 September 2025 | 14 replies
They changed ordinances to include reducing occupancy to 8 people, added a noise ordinance which is at speaking level sounds (no more Marco Polo from pesky tourists), changed parking laws which only affect visitors but not residents (no parking in street or over sidewalk), changed offender/predator rules so there is no space in the municipality where one can stay (a park bench is a “park” and they put benches all over the place and offenders cannot be within so many feet of these spaces).
