I am brand new to real estate investing and wanting to enter the market in Pittsburgh, PA.

One brand is just less than 1/4” for about $2400 and the other is about 1/2” twice the thickness for about $3300.

and... i suspect that the cash on cash return on a brand new 400K duplex is probably going to be pretty darn low.

If you’re open to exploring different markets, Columbus, Ohio has been a really hot spot for both new construction and rentals because of the strong population and job growth, tons of companies expanding here like Intel, Amazon, Google, and Honda, and the numbers still make sense compared to most metros.
