I have several rentals that I've rehabbed but not sold and I created a scope of work in around 30 minutes.  

Thats why as a contractor we provide the customer with a detailed contract stating the payment terms and the scope of work .

It depends on your scope.

Vague scopes tend to lead to miscommunication, inflated bids, or change orders later on, which can be frustrating and expensive.Once your scope is locked in, get bids from at least three contractors and ask them to quote off your itemized SOW.

And you can't scope supply lines, you just replace them.

I disagree, and I think it’s an ethical violation in the realm of “scope of practice” because of the wording of “prescribe” in the ESA rules. 

I stil think this was the better decision because this property appreciated so much more than if I had invested in another city or out of state where I would have had to put a larger down payment, and not been able to afford as much home.

Your job as an investor is to create a scope of work of what you want done.His job as a contractor is to quote the Job based on your scope of work.

You need to see actual scopes not broad estimates.
