Have recently thought that a wood-look may be more warm, natural, and inviting (and match the natural terracotta tile roof).Does anyone have any recommendations for fence materials that mimic wood that are (1) durable and (2) cost effective for a rental property?

The thing is I have been hearing a lot about OH and a relator on here got me hooked with really good background so I am naturally biased for OH ( specifics are still being worked on) question is now that I have a pre approval and I can start looking into properties how would you suggest to understand the location more(I am a OOS investor)/as a starter would you look into OH or should I go to another market. lastly, I have gotten a 300k approval with requirements.

All of our clients are cash basis, which I think makes sense because of the nature of real estate, plus not wanting to pay taxes of income that you haven't received yet.

Also the other Gentlemen north of me who post a bunch I know he has lake from on lake Coeur d' alane which is a spectacular mtn lake with crytal blue water and at least it used to big big trout :)We really don't have any natural lakes down here.

I am concerned about the increasing insurance costs and natural disasters, and I am curious to know if the numbers could still work to cashflow on something at a $350K to $500K price point with today's interest rates.I would even consider going further inland to Ocala, but I am not a big fan of Orlando/Central Florida.
