I cannot stress the importance of the design and theme of your home being something nice and modern in the common areas, along with creating some sort of a wow factor, whether that be a theater room, game room in the garage, and or the theming of multiple bedrooms to be a relevant Disney character or movie design.

As far as I know they have been experiencing infrastructure issues for some time now  infrastructure issues from the day they recorded the subdivision platts. those lots have traded at tax sale and foreclosures for decades now.. just like many areas like it in other parts of the country.. just watch Glen Garry Glen Ross to see how those parcels were orginally sold.. that movie is dead on accurate.

Permits are always an unknown and a few calls to local investors or REIGs beforehand might have identified what the typical time frame was (hate to rely on contractors as they will often use that Money Pit movie line . . . 2 weeks!)
