The 1031 positions the investor into a property that the REIT absorbs as @Joe Sera said in the 721 conversion.

Turn Key can mean a lot of things to different people, I've seen "turn-key" with what appears to be the original, 50's era kitchen and bath.

However I have thought that if I came across 90s and 2000's era manufactured used to be moved, for truly good value (10k singlewides or 15-30k doublewides etc) I would have to do further research to see if it could pencil out & i could mitigate the obsticals.

He's never been late with rent.The Numbers:The unit is 70's era 1200+ sq. ft. 2 BD/1.5 BR townhome.

Both are pretty safe and near enough to good/cool parts of town. 30's era 3/1's mostly usually requiring some rehab or updates.

Lots of stuff to be aware of especially on these 1940's  era homes.
