Direct Mail(Handwritten Letter) Follow Up?

So I've done a first round of handwriting owners of off-market properties that I'm interested in. I plan to do a monthly follow up. For the follow up, I'm not sure what to write. Am I essentially saying the same thing as my initial letter? That I really like the property, I'd love to talk to them about buying it, if they are interested in selling, etc.? Or should it be shorter and more of a "just checking in" type of letter?

Any insight/advice is highly appreciated!

Dear Murphy Residence

I am looking to acquire properties in the Boise market, and your property at 1234 W JEFFERSON ST BOISE is one in which I may be interested. Additionally if you have any other properties I would be happy to consider them as well. I am not an agent trying to solicit you for business i am just purely interested in purchasing your property.

Please feel free to call, text or email me anytime. My personal cell number is MY CELL NUMBER or my email is MY EMAIL. Again this is for my personal investing and i am not representing a group or agency.

Again if you are open to the possibility of selling, please contact me, you never know what kind of deal we might be able to make. Thank you very much.

-On my second round of letters i will essentially say the same thing but i will add the bullet points that was suggested to me of why it is easier for them to sell the property to me instead of the traditional realtor/ broker listing

  • no need to fix up, renovate or repair
  • no open houses or lots of strangers walking through to look at their stuff
  • you can close fast without realtor commissions

I do not have data on how these work yet but thats what im doing.

@Hayes Mercure I would keep the first letter short and sweet and then give a bit more detail in the second letter so that each time they get a follow up you provide them with a bit more information. Make sure to include your logo on all of your mailers so that it ties together your branding. If you want to chat more on this feel free to message me. 

@Justin Hannah Funny you use that example I used to live on W Jefferson in Boise :) You should reach out to 415 W Jefferson if you are in that area my landlord was never around and is probably down to sell haha. Cheers!

Dont just use handwritten Letters. Mix it up... 

Different people are attracted to different things. A highly educated person may rather read a longer typed letter where a busy house husband/wife may not have the time and a Postcards fits them perfect. 

Mom and Pops may like the personal approach of the Yellow Letter.

Since we dont know what someone likes only that they are qualified to sell us their home I send a series of 6 pieces. 

  • PixList Postcard
  • Yellow Letter
  • Text Postcard
  • Typed Letter
  • ZipLetter
  • Naked Letter

The list is compiled of 

  • 30% + equity
  • SFR
  • Under Median
  • 5 Years of ownership
  • No Corps or trusts

@Hayes Mercure You should also consider utilizing the time you have in between mailers by cold calling, sending SMS Blasts, RVM, using facebook and google ads etc. 

The more aggressive you are with your marketing the better your chances of getting deals, fast!
