New Investor looking for first deal in Austin

Hi All, 

Excited to be apart of the community. I've been working in real estate for 4 years, first as a hard money lender and then as an commercial agency lender (Fannie/Freddie) in Los Angeles. 

After starting on the sidelines, I'm looking to invest in my first deal by the end of the year. With enough capital for about 20% down on an SFR to duplex, I'm focusing primarily on the Austin, TX market as I'm priced out of my own city. I know the Austin market is hot - But looks like there are still deals to be had!

@Austin Hurwitz that's so hard to predict but you can always look at historical appreciation and rent growth. What rents are you using? I find out what the rents can be and use that. Also you need to make sure you have accurate expenses, most people inflate these because they're scared and feel like if they're extra "cautious" everything will work out. In reality they're being cautiously unrealistic and killing what could be a deal.
