Looking for investment properties
Hi everybody,
My name is Deen, I'm a remote investor who's looking for multifamily properties.
2-4 units each property, with a budget of 150K. I already have 1 SFR and I'm hungrier to find the next few deals. Wholesalers/Agents/Investors please send me deals.

In todays environment you need to be the hunter. What I mean by this is you need to go out and find deals or network with investors/wholesalers etc
There are a million investors with cash, so if anyone sends you anything it will have already been picked a part and is probably not a deal.
Best way to get deals is through relationships.

2 - 4 units is still considered residential real estate. Your best approach will most likely be contacting several active real estate agents in your area for listings.
Have you ever thought about doing direct mail marketing?

The best way to go about doing direct mail marketing is to make sure you have a budget that can accommodate it.
The next is to pull a list of properties you would like to market to. Here the quality of the leads you pull as well as the quantity come into play. The goal is to cast a wide net around as optimal of a list as you can.
Then finally find a company that can send out mailers for you. You will want to send more than one to each person on the list. The concept is the first mailer establishes your brand, the second reinforces your message and the Third converts. Of course, you can always have people convert on the first mailer, but it's just like all marketing where you trust name brands and have to plant the seed in people's brains for them to think about it.

@Deen Chirug I work a couple of those zip codes and 2 and 4 units can get pricey. First let me suggest 53216 and 18 you are more likely to find the deals you are looking for and they are still decent "C" class neighborhoods. I live in 53216 and all my rentals are in 53218. Either way DM me and I will send you a couple of wholesalers I work with and they can help (for a price) find something.
@Deen Chirug I would reach out to some property managers as they will have customers looking to buy or sell properties. We use @Melanie Eden to manage our properties and there are usually some for sale units on her website.
