Wichita, KS Investors

Hey Guys,

Looking to invest in Wichita, KS. But according to census that town has been declining in population last couple of years. Also I believe job growth hasn't been at the rate of KC & OKC. But I heard Amazon is building a warehouse in ICT. I understand it is a good cash flow market but hopefully someone who is actively in that market who can shed some light. Also please let me know if I can help out in any way and I will jump in. My expertise is in deal analysis, Buy & Hold strategy & personal finance. Thanks in advance guys!

In the Wichita market right now I am seeing bids on homes as much as 10-15K over the asking price. It's definitely a seller's market.

I wonder how people feel about the Wichita market now that rates are a bit higher and the craziness of the last couple years seems to be subsiding.

I think as rates go up it will turn into buyer's market. I am already seeing days on market much higher than 3 months ago along with price drop week after week.

Actively looking here in Wichita right now with a duplex in a nearby town. It's a bit stagnant but cashflow is still good.
