Lenders who will count rental income for my next house hack
Hey BP community,
Ive been claiming the rental income of my current house hack on my taxes,as we all should. I'd like to know what a potential lender would like to see in order to count this income along with my W2 income for my DTI.
I am in Houston,Tx.
also recommendations to local guys would also be appreciated!
any advice?
@Michael H. - I am not a lender, but I know that you typically need two years of land lording history to count towards your DTI. If you have signed leases, you might be able to find some one who takes 75% of that.

@Michael H. - I've never had any issues counting rental income towards my DTI, as long as I've had a signed lease - no 2 year period needed.
For my SFRs (like @Craig Curelop mentioned), my lenders have traditionally taken 75% of the gross monthly rents. I'm not sure about house hacking income.

My lender that I am very happy with is BP Federal Credit Union.
