You may finance the 3 duplexes under a blanket loan if you'd like and do a DSCR loan for the SFH. Or you may finance all of these individually under a DSCR loan.

I'd suggest financing these individually under a DSCR loan. Portfolio/blanket lons can get trick on the exit should you want to refinance or sell just one of them. Typically the payoff on 1 property from the bundle is 125% of the existing loan amount which makes it a headache to get rid of an under performing property.

Also, a blanket loan if vested under an LLC makes all those assets tied to any liability risks of the rest. Again, DSCR loan with each property under a separate LLC, IMO, would be the best route.
