Prorate First month's rent

I have a tenant moving into my property by Friday. I require the first month's rent and deposit upfront, and rent is due at the first of the month. Considering it is only 10 days till the end of the month, can I still receive a full month's rent plus deposit and then charge the prorated rent of June on July 1st instead?

I'm not really sure how to handle this and would love some feedback. Thanks!

There are different ways. I require the deposit be paid within 24 hours of approval to secure the property. Otherwise, it stays on the market. Rent is due prior to occupancy. Let's say the Tenant is moving in June 21st. There are two methods:

1. Charge them prorated rent for June 21 - 30, then a full month of rent will be due on July 1.

2. Charge them a full month of rent on June 21. Charge them a prorated rent from July 21 - July 31. Then they pay a full month of rent starting August 1.

3. Charge them the prorated rent for June 21 - 30 and the full month of rent

My policy is normally #1. However, if the Tenant is moving in after the 20th day of the month, I switch to #3 and require the prorated rent and the full rent for the following month. Why? Because I was burned early on by a couple tenants that paid the prorated rent for a few days worth and then they couldn't afford the full month of rent on the 1st.
