Unexpected cost by property Managment
Hello everyone,
My PM charged me $290 for replacement of a cartridge on a tub faucet. Does $290 not sound like I was way over charged? I mean how expensive are parts and labor? Sometimes I think about trying to manage my own properties from long distance. Thoughts?

I have always heard about this but but never considered it for rentals.
@Nadir M. where is the property located? I own and manage properties in 3 different cities in Florida and in each city prices are different, I mean really different. But your PM company should be able to show how much they paid and why.

Most PM will not go out and look at every problem. Usually they trouble shoot over the phone and dispatch the appropriate service person. I do the same thing in my own rentals. A dripping faucet is really straight forward. I have done lots of plumbing repairs myself and I can tell you the same repair may take an hour or could take two hours. I just replaced a bathroom faucet and it took me 1.5 hours not including. Billable rates $60 to $100 is the range for plumbing in this part of the country. Yes there may be some independents who do it cheaper. (Some of them don't pay taxes or have insurance). For a legit plumbing business that is just the range you are going to be in. I am not saying it doesn't seem like a lot, I am just saying that is the way it is.

Very true and it is what it is and it’s good to get an explanation. Every problem can have their own underlying problems.
This is what I'm afraid of, property mgmt ripping me off, but then I don't want to deal with tenants
@Nadir M. As I read this posts, I get en email from my tenant stating their heater and fridge is not working lol. All I did was call the home warranty company and set up two appointments. I know how much I’m spending and for what and it gets approved by me if the warranty company won’t cover it. PMs are great but at least for now, I rather know exactly what’s going on with my house without a middle man.
@Andres Amado I will say at times I forget I own anything because my PM does take care if things...it’s a love hate relationship lol
