Newbie Learning Markets to Target

Hello - I recently upgraded to BP Pro as I am now serious about pursuing real estate investments. I wanted to reach out to the forum and ask people their personal experiences with deciding on which market(s) to focus their investment strategy on. I understand the south and mid-west markets have been 'hot' over the past couple of years, but I find it difficult to narrow down to individual states, cities, and communities.

For additional context, I am looking to invest $30-$50K and purchase long term hold duplexes/triplexes/quadplexes. I currently work a time intensive job in the commercial RE sector, so I am looking to build a dynamic team of a broker, PM, lender, contractor, etc to help with the overall processes.

Please share any personal experiences / advice you may have. Anything is much appreciated!

Thank you & looking forward to connecting,

Alec

Hey Alec, the mid-market is a pretty hot and affordable. Check out Zillow hottest housing market of 2024: https://www.axios.com/2024/01/10/zillow-ranking-hottest-real...

Cleveland is what  I focus in, it's great market to focus on for cash flow and specific pockets have gone up 2x and upwards of 4x in the last 5-10 years even!

Examples:

44109 (median home price went from roughly 50k to 125k in 8 years)

https://www.zillow.com/home-values/77009/cleveland-oh-44109/

44102 (median home price went from roughly 30k to 120k in 8 years)

https://www.zillow.com/home-values/77002/cleveland-oh-44102/

44106 (median home price went from roughly 100k to 200k in 8 years)
