Sounds like "house hacking" might be the best bet for you after reading your intro. There is a ton of information on here regarding that and other great stuff.
Any particular area of Minnesota that you are looking at?

I agree that you have to cast the net a little wider to find good deals; I'm closing on a 2/2 townhome in Apple Valley at the end of March. If you have questions about the local market I'd be happy to share whatever info I have over email or a coffee.
